With the recent Real Estate market slowdown both Angelina and I knew there had to be changes made in how homes in our area were being sold and marketed. Our market area in Pike County Pennsylvania was somewhat protected from the Real Estate meltdown. This is probably because of the easy commute to both New York and New Jersey. (Many of our buyers come from the surronding areas as Orange County NY and Sussex County NJ). But changes were needed in order to sell homes in this declining real estate market. Just some follow up thoughts on sellers in today’s market. Recently we had a seller we presented our plan to. After being on the market with another Real Estate Agency for 6 months he became used to not having any offers and not having many showings. We took the listing, priced the home to sell and marketed this property. Within a short period of time we recieved what we considered a good offer. The seller was not prepared for an offer mentally or physically. Not from anything we had done but from his past experience with other realtors. In this market sellers must be prepared to make the move when an offer comes in. Good offers from good buyers are becoming harder and harder to come by. When a good offer comes along the seller must be prepared to make their next move. Closings are being slowed down banks but buyers want to move as fast as they can. Delays by a seller can make the deal fall. A seller must be ready to make the move in good time. Being prepared to move mentally as well as physically is important in the preparation of selling your home. Start from the time of your listing. Have a plan of action. Do not wait for the offer to come along to start doing you research on where you are going. Know your plan, plan your move. Be ready to go.
